Re: Dogs Relieving on Common Elements

Dear Resident(s),

It has been brought to Management’s attention that many pet owners are taking their dogs to relieve themselves on common elements including underground parking levels.  

Please be advised that it is not permitted to take your dog to relieve itself in the underground parking or on any common elements such as podium decks or lawns. Specific dog walking areas are designated for this purpose. Any similar activity is not tolerable as it is highly unhygienic, the area stinks badly and is hindering the movement of unit owners  coming in and out of the building.

It is against the By-Laws, Rules and Regulations of the Corporation.   

According to YCC 76 Rules and Regulations,

Residents shall not permit their Pet(s) to soil or damage any part of the Common Elements, including exclusive use balconies, patios or units whether by defecation, urination or otherwise. In any event, where such soiling or damage occurs, the Pet Owner shall immediately rectify the damage. Any costs incurred by the Corporation for damage to, or clean-up of the common elements caused by a Pet shall be borne and paid for by the Resident and/or Owner and all payments pursuant to this rule are recoverable pursuant to Section 18 (Indemnification Rule).

Please cease this practice immediately.
